Estimator - Exterior Commercial Construction (waterproofing) Location: Gaithersburg, MD Salary: up to $100,000 base + Uncapped Project Profitability Bonus (1st yr total = $120k) Benefits: Health Ins., Retirement Plan w/match, PTO, Paid Holidays, Company Vehicle Job Type: Full-Time Mix of Field & Office Typical Hours: Monday-Friday; 40 hours/week Travel: Local DMV (within 60 miles of the beltway) Start Date: ASAP Sponsorship is not available Relocation assistance available Estimator - Exterior Commercial Construction (waterproofing) Description Join our client, a specialty exterior construction services provider (waterproofing, concrete/masonry restoration, coatings, building envelopes) in the DC/MD/VA region, as they expand their operations. This role is ideal for a working foreman, assistant superintendent, or field leader in waterproofing/restoration who wants to advance into estimating while still staying close to project work. You'll receive hands-on training in estimating and will continue leveraging your jobsite experience to evaluate scopes, identify risks, and build accurate proposals. As awarded projects move forward, you'll oversee them through completion, giving you full lifecycle visibility and a clear path into project management. Estimator - Exterior Commercial Construction (waterproofing) Responsibilities • Visit job sites across DC/MD/VA (company vehicle provided)
• Scope and estimate exterior restoration & waterproofing projects ($10K-$500K)
• Conduct takeoffs and prepare professional work proposals
• Support projects through closeout - project lifecycle ownership as workload grows
• Coordinate subcontractors and manage project schedules
• Track project performance and profitability
• Ensure all work meets OSHA and internal safety standards
• Communicate closely with clients and internal leadership
• Provide weekly updates to leadership on progress and profitability
• Support process improvements and operational growth initiatives
Estimator - Exterior Commercial Construction (waterproofing) Qualifications • 3+ years of leading/managing exterior commercial construction projects experience required
• 3+ years of waterproofing, caulking/coatings, or building envelopes experience required
• Experience coordinating with subcontractors, suppliers, or project teams required
• Excellent communication skills for working with clients, crews, and leadership
• Valid driver's license required
