Job Description

The Real Estate Manager, EMEA, is primarily responsible for implementing and supporting the EMEA real estate program, to include collaborating closely with internal and external stakeholders, and supporting all aspects of the Corporate Real Estate program (CRE) in concurrence with global and regional standards. Employee may have the flexibility for a hybrid schedule, where time is divided between working remotely and the office.

Primary Responsibilities:

* Ensure consistent compliance with all company policies and processes, to include HR, Finance, Global Procurement, Legal, Compliance, and Risk (among others) in the planning, development and completion of all Real Estate activities, and align with global CRE counterparts for regional and global consistency.

* Seek to continuously identify gaps, review and improve processes and systems, and actively contribute to continuous improvement initiatives for existing and new CRE programs to improve overall client satisfaction.

* As the Subject Matter Expert (SME) for the CRE, partner and build relationships with internal and external stakeholders, to include HR, Finance, IT, Legal, Global Procurement, Security, and Operations (among others), and respond to and support customer questions and requests for services.

* Management and oversight of the lease cycle including planning of new contracts, renewals, relocations, closures, to include onsite support when required

* Assists with the development of accurate financial forecasting for the regional portfolio, management of site operational expenses and site capital planning and development of annual functional budgets and metrics and provides reoccurring reports as required.

* Collects decision-framing data, in particular data relating to occupancy, spend-to-date, and cost benchmarking, provides relevant and measurable metrics to track and guide the success of programs and projects

* Identify and effectively communicate project risk, develop executive level summaries for projects and initiatives, and proactively communicate with relevant stakeholders at all levels.

* Coordinates multiple and/or competing activities and assignments for efficient use of time and resources.

* Strong organizational and process management skills, comfortable with multi-tasking and prioritizing within a fast-paced, demanding environment.

* Willingness to adopt new and innovative ideas and change.

* Ability to travel regionally or globally as needed to support projects and or critical company initiatives as needed

Qualifications:

* Undergraduate degree in business, real estate and property management, or related field.

* Demonstrated ability in managing tactical execution while maintaining a strategic focus.

* Ability to work effectively in a service-oriented environment, subject to frequently changing priorities, utilizing problem solving skills and sound judgement.

* Knowledge of facilities planning and construction management processes and procedures.

* Knowledge of contracting, negotiating, and change management.

* Knowledge of finance, accounting, budgeting, and cost control principles.

* Ability to achieve desirable outcomes while remaining fiscally responsible.

* Ability to collaborate across business units and other corporate functions to find the most effective and efficient solution.

* Must have excellent communication skills in English, both verbal and written.

* Must be proficient in the use of MS Projects, Excel, Word, Power Point, and Outlook.

* Ability to be and flexibility with the work schedule to support a dynamic, multi-cultural, global organization.

* Ability to travel (including internationally) up to 30%, with little notice to accomplish assignment responsibilities and lead key initiatives.
